Real estate investment in Slovakia: a guide for international investors
Slovakia combines EU membership, the euro and comparatively accessible property prices. This guide explains how the market works, what foreign buyers should know about ownership and taxes, and where BeeCapital sees opportunity.
Why invest in Slovakia
Slovakia has been an EU member since 2004, uses the euro since 2009 and is part of the Schengen Area. For investors this means no currency risk within the eurozone, EU-standard legal protection and free movement of capital.
- Euro-denominated assets and EU legal framework
- Central location — Bratislava lies close to Vienna and the Austrian and Hungarian borders
- Growing domestic and international tourism in the mountains and spa regions
- Price levels that remain below many Western European capitals
Market overview
Demand is concentrated in Bratislava, followed by regional centres such as Košice, Žilina and Banská Bystrica, and holiday markets in the Tatras. New residential supply in the capital has historically lagged demand, which supports long-term rental interest.
Prices and volumes change with interest rates and the wider economy. For current figures, rely on the quarterly residential price statistics published by Národná banka Slovenska rather than headline numbers from listings portals.
Beyond classic buy-to-let, investors look at value enhancement of older buildings, hospitality assets (hostels, apartments, wellness) and small mixed-use developments — the segments BeeCapital itself operates in.
Legal framework for foreign buyers
In general, foreign individuals and companies can acquire residential and commercial property in Slovakia on the same terms as Slovak residents. Ownership is created only by registration in the Land Registry (kataster nehnuteľností), not by signing the contract alone.
- Agricultural and forest land are subject to specific acquisition rules — always verify the land type before buying a plot
- Before purchase, check the title deed (list vlastníctva) for owners, liens, easements and pre-emption rights
- Signatures on the purchase contract are usually officially verified (notary or registry office)
- A local lawyer typically prepares the contract and files the registration proposal
- Many foreign investors buy through a Slovak s.r.o. (limited company), which can simplify financing and rental operations
Taxes and costs
Slovakia has no real estate transfer tax. The main costs and taxes to plan for are listed below; rates and rules change, so confirm current values with a tax adviser.
- Land Registry fee for the ownership transfer
- Legal and notary costs; agent commission where applicable
- VAT is usually included in the price of new-build units sold by VAT-registered developers
- Annual local property tax set by each municipality
- Rental income is subject to Slovak income tax; short-term stays may also carry a local accommodation tax
Key locations
Bratislava
The capital and the country's strongest rental market, driven by the government, universities, international companies and its proximity to Vienna. Suitable for long-term rentals, apartments and value-enhancement projects.
Košice
Slovakia's second-largest city and the centre of the east, with a large university population, an IT sector and a historic centre. Lower entry prices than Bratislava; BeeCapital operates the Cassovia hostel here.
High Tatras
The country's best-known mountain destination with year-round tourism. Much of the area lies within the Tatra National Park, so building permissions are strict and existing assets are valuable. BeeCapital operates Sherpa's Hostel in the region.
The buying process, step by step
- 1Define strategy and budget — rental, hospitality, development or value enhancement
- 2Shortlist properties and verify the title deed, zoning and technical condition
- 3Sign a reservation or future purchase agreement, often with a deposit
- 4Sign the purchase contract with verified signatures; payment is often held in escrow (notary or bank)
- 5File the proposal for registration with the Land Registry
- 6After registration, take over the property and set up management
